Investment Grade Income Property, LP is a nationally operating commercial real estate brokerage, capital markets advisory, and investment research platform specializing in investment-grade assets — properties leased to credit-rated tenants rated BBB- or higher by S&P, Baa3 or higher by Moody’s, or the equivalent by Fitch.

What We Do

Acquisitions and Dispositions

We represent investors and 1031 buyers on NNN acquisitions, owners on dispositions through co-listed traditional sales or off-market direct-to-principal distribution to REITs, private equity funds, and family offices, and owner-operators on sale-leaseback transactions. We coordinate listings through Broker of Record co-listing partnerships in all 50 states. On most acquisitions there is no separate fee paid by the buyer for our representation.

Investment Research

InvestmentGrade.com publishes in-depth tenant credit analysis, cap rate benchmarks, sector reports, and market commentary covering 200+ NNN tenants, investment-grade bonds, REITs, and commercial real estate capital markets.

1031 Exchange Advisory

We guide investors through the complexities of 1031 exchanges into NNN replacement properties, managing tight identification deadlines with access to the broadest available inventory of investment grade tenants. Where the seller plans a 1031, we represent across both legs of the transaction (the relinquished disposition and the replacement acquisition) under a single coordinated engagement.

Capital Markets

For owners and investors with capital markets needs, we coordinate with our IG Capital network partners across NNN, multifamily, industrial, healthcare, and hospitality asset classes, with introductions to CMBS, agency, life company, and private debt sources for refinances, acquisition financing, and recapitalizations.

The Investment Grade Standard

The term investment grade originated in the credit markets, where it denotes bonds and financial instruments rated BBB- or higher — indicating strong creditworthiness and low default risk. We have extended this standard to real estate: an investment-grade property is one leased to a financially strong, credit-rated tenant under a long-term net lease structure that delivers predictable, contractual income with minimal landlord responsibility.
