Every store is operated by The TJX Companies, and the lease is signed by TJX or its operating division, so the tenant on a TJ Maxx listing is the parent retailer rather than a local operator. That removes operator risk from the underwriting and puts the analysis on TJX corporate credit and on the real estate itself. Because TJX also runs Marshalls, HomeGoods and Sierra, one landlord often holds more than one TJX banner in a center, and many leases let the company swap banners within the space without landlord consent, so the name on the sign can change while the credit stays the same.

How to read the pricing
