PNC vs U.S. Bank: Which NNN Investment Wins?

| by the Investment Grade Team

in , ,

PNC and U.S. Bank are two large regional banks that appear in bank branch net lease listings, and in our ratings database both sit well inside investment grade: PNC Bank, N.A. is rated A/A2 and U.S. Bancorp is rated A/A3 (S&P / Moody’s), as of the check date shown under the table. In the listings we track, PNC asks a live median cap rate of 5.10% across 21 listings, versus 5.59% across 8 listings for U.S. Bank.

This comparison applies the framework from our investment grade guide: credit first, then lease structure, then the real estate. A bank branch is often a small building with a strong credit name on the lease, so the questions that separate one branch listing from another are often the lease obligor, the remaining term and the branch’s role in the bank’s network.

Ratings per our tenant ratings database. PNC: Ratings checked October 8, 2026. U.S. Bank: Ratings checked October 8, 2026. The two ratings are issued for different entities (a bank subsidiary and a holding company) and rating types, so they are not an exact like-for-like comparison. Branch and facility counts are from the companies’ Form 10-K filings as labeled. Median asking cap rates, counts, ranges, prices and last-observed dates are live values from the active listings InvestmentGrade.com tracks; a few cap rates are calculated from a listing’s stated price and income rather than stated in the listing. Asking cap rates are not closing cap rates.

Credit: Two Strong Names, Two Different Rated Entities

PNC Bank, N.A. is rated A/A2 (S&P / Moody’s) in our ratings database, and U.S. Bancorp is rated A/A3. Both are well above the BBB‑/Baa3 threshold, so for a buyer who needs an investment grade tenant, credit does not separate them as of the check date. The profiles are on the PNC credit rating and cap rate page and the U.S. Bank credit rating and cap rate page, and both can be benchmarked in our credit tenant ratings database.

Read the entity names before comparing the letters. The PNC rating on file is for the bank subsidiary and the U.S. Bancorp rating is for the holding company, and agencies can rate a bank and its holding company differently. The lease may be signed by yet another entity, so the rating that matters is the one for the entity that signs or guarantees your lease. A rating also does not assure that a particular branch stays open or that a lease is renewed.

Lease Structure: Branch Networks and Consolidation

U.S. Bancorp reported 2,075 branches across 26 states at December 31, 2025, and, in total, 1,056 facilities owned and operated and 1,409 leased by U.S. Bancorp and its subsidiaries (Form 10-K for 2025). PNC reported 2,224 branches in its Retail Banking segment at December 31, 2025, compared with 2,234 a year earlier (Form 10-K for 2025). PNC’s count excludes standalone mortgage offices and satellite offices such as drive-ups, and the two companies may define a branch differently, so compare the counts with care. Both banks own or lease branches and other premises, so a branch listing can be a bank-owned building sold with a new lease, a building the bank already leases from a landlord, or a ground lease where the investor owns only the land. Compare each listing only with the same structure.

Branch counts change as banks open, relocate and consolidate branches, and PNC’s count was 10 lower at year-end 2025 than a year earlier. For a buyer, the question is whether a specific branch is likely to stay in the network: ask for deposit and transaction history if the seller has it, the lease’s renewal options, any early termination or go-dark rights, and whether the bank has other branches nearby. Rent increases, renewal terms and expense responsibilities vary by lease, so confirm them in the document.

The Building: Small Footprint, Alternative Use

A branch is often a small freestanding building, often with a drive-through lane, on a corner or pad site. If the bank leaves, the real estate may need a new user, so land area, traffic counts, drive-through configuration and zoning matter alongside the lease. Where land values are high, the land can carry a large share of the value, and where demand is weaker a vacated branch can be harder to re-let; this is general commentary, not a market statistic. Evaluate the land as well as the credit.

Cap Rates: Live Medians for Bank Branch Tenants

Active listings InvestmentGrade.com tracks with an asking cap rate (stated in the listing, or computed from its stated income and price when no rate is stated), listings last observed October 26, 2026. Asking cap rates are not closed-sale cap rates. The middle half is the range from the 25th to the 75th percentile of listings. The 10-year Treasury yield is 4.99% as of October 27, 2026 (FRED series DGS10). Ratings are the agency ratings in our ratings database for the entity shown, which may be a parent company; the rating type (for example issuer, senior unsecured debt, long-term debt or revenue bond ratings) varies by company and is shown on each tenant page. A rating applies to a lease only if the rated entity signs or guarantees it, so confirm the tenant and any guarantor in the lease. n/a means no verified rating is on file.

In the table, the Fifth Third ratings are for its bank subsidiary, Fifth Third Bank, National Association. Across the active listings we track, PNC asks a live median cap rate of 5.10%, while U.S. Bank asks 5.59%. Each median rests on the listing count shown in the table, and with few listings a single property can move a median, so treat the numbers as a snapshot of what sellers are asking rather than a measure of what buyers pay.

The Bond-to-NNN Pivot

Income buyers can compare real estate against a bond benchmark. A corporate bond index for the matching rating category is one such benchmark, but it is a category measure rather than a quote on a PNC or U.S. Bancorp bond, so the pre-tax comparison depends on where corporate yields stand when you buy. The cap rate table above shows each tenant’s median asking cap rate against the 10-year Treasury yield, and current index yields by rating category are on our corporate bond yields by rating page.

The case for owning the real estate rather than a bond rests on 1031 exchange eligibility, residual land value, scheduled rent increases where the lease has them, and building depreciation when the investor owns the building (see Internal Revenue Code Section 1031 and IRS Publication 946). The bank-specific version is in bank bonds vs bank branch NNN properties. Tax outcomes depend on your situation; this is general information, not tax advice.

Verdict: Which Tenant Wins?

On the ratings in our database both banks are investment grade (A/A2 for PNC Bank, N.A. and A/A3 for U.S. Bancorp, S&P / Moody’s), so the rating does not decide this one, particularly because the rated entities differ. The live medians show where sellers are asking for each, and the table lists the listing counts behind them.

Neither answer replaces property-level diligence. The deciding factors are the lease obligor, remaining term, renewal options, ground lease versus building lease, the site and the branch’s place in the network, not the logo. If you are weighing a replacement property under a 1031 exchange deadline, compare listings with the same lease structure and confirm the tenant entity and any guaranty in the executed lease.

PNC vs U.S. Bank: Frequently Asked Questions

Is PNC or U.S. Bank a better NNN investment?

It depends on the property. PNC Bank, N.A. is rated A/A2 and U.S. Bancorp is rated A/A3 (S&P / Moody’s) in our ratings database, so both are investment grade. The live tables on this page show each tenant’s median asking cap rate. Remaining lease term, the lease obligor, whether the listing is a ground lease and the site often matter more than the brand. Confirm the tenant and any guaranty in each lease.

Are PNC and U.S. Bank both investment grade?

Yes in our ratings database, which shows PNC Bank, N.A. at A/A2 and U.S. Bancorp at A/A3 (S&P / Moody’s), both above the BBB‑/Baa3 threshold. The ratings are for different entities, and a rating applies to a lease only if the rated entity signs or guarantees it.

How many branches do PNC and U.S. Bank have?

PNC reported 2,224 branches in its Retail Banking segment at December 31, 2025, and U.S. Bancorp reported 2,075 branches across 26 states at the same date (each company’s Form 10-K for 2025). The two companies may define a branch differently, so the counts are not an exact comparison, and branch counts change as banks open and close locations.

What cap rates do PNC and U.S. Bank NNN listings show?

PNC listings in our data show a live median asking cap rate of 5.10% and U.S. Bank listings show 5.59%. These are asking cap rates from the listings we track, not closed-sale cap rates, and each median rests on the listing count shown in the live table.

What should I confirm in a bank branch lease?

Confirm which entity is the tenant and whether the rated parent guarantees the lease, the remaining term and renewal options, the rent schedule, who owns the building and the land, expense responsibilities, and any early termination or go-dark rights. Also consider how the site could be re-used if the bank leaves.
