TD Bank branches are company-operated, and the lease is typically signed by TD Bank, N.A., the US operating subsidiary of Toronto-Dominion Bank. The Canadian parent does not ordinarily guarantee US branch leases, so the credit you hold is the US bank, not the parent. That is still bank credit with no operator risk. The location risk is specific: TD’s roughly 1,050 US branches are concentrated on the East Coast from Maine to Florida, its US retail bank has been operating under a regulatory asset cap, and branch leases carry consolidation and early-termination exposure. Growth constraints tend to show up first as pruned branches.

The TD prototype is 3,000 to 4,500 square feet on 0.75 to 1.5 acres, usually a pad site with drive-through lanes and the distinctive green branding carried over from the Commerce Bank era, when much of the network was built and sold in sale-leasebacks. How to read the pricing
