As with any branch asset, the durable value is the corner and the drive-through improvements are specialized, so remaining term and local branch density drive the underwriting.

Branch buildings run roughly 3,000 to 6,000 square feet, usually on hard corners with drive-through teller lanes. The corner real estate is the durable asset. Branch counts across the industry have been shrinking for a decade, so remaining term and the institution intent for that specific location matter more than usual.
