| by Investment Grade Research

in , ,

217 industrial and logistics net lease properties are observed for sale across 40 states as of October 23, 2026, at a median asking cap rate of 6.75%. Investment Grade Research tracks each one across publicly marketed offerings and broker materials, checks each rated tenant against the investment grade threshold, and publishes the observations here: which tenants are on the market, what they are asking, how pricing breaks down by tenant and state, and how an acquisition or 1031 exchange buyer should work through it.

Asking cap rates run from 4.00% to 11.60%, with the middle half of listings between 6.00% and 7.50% across 167 tenants. Median asking price $3.62M. Average remaining lease term 6.1 years among 48 listings that state a term. 6 listings report a 2026 build year. Figures update automatically from publicly marketed offerings and broker materials.

Industrial NNN by Building Use and Size

Industrial is not one product. A last-mile distribution building, a manufacturing plant and a small flex building with an auto service tenant can carry similar asking cap rates for very different reasons, and the price per square foot tells you how much of the price is building versus rent. These tables break the observed inventory down by the use each listing describes and by building size.

Tenants in the Industrial and Logistics Category

Industrial net lease is spread across many tenants, which is why this page is organized by building and market as much as by tenant. Tenants with a linked page carry a full credit rating, cap rate and inventory profile; the credit side of the logistics names is covered on the FedEx, Amazon, UPS and XPO credit profiles.

How to Evaluate an Industrial Net Lease Property

Start with who signed the lease. Large logistics and industrial companies can lease through operating subsidiaries, and the entity on the lease, not the logo on the building, is the credit you are buying. Confirm the tenant entity, whether a parent guarantees the lease, and whether that guarantee survives an assignment. Where the tenant or its parent is rated, compare the asking cap rate to the credit profile before you anchor on a number; the investment grade credit tenant ratings table is the starting point.

Underwrite the building for the next tenant, not this one. Clear height, dock-high and grade-level doors, truck court depth, trailer parking, power capacity, sprinklers and column spacing decide who could lease the building if the current tenant leaves and what they would pay. A building that only works for its current user is a bet on that user renewing.

Read the lease structure line by line. Industrial leases range from absolute net to leases that keep the roof, structure, parking lot or capital repairs with the landlord. When a listing in the table above does not state a lease type, treat roof, structure and paving as open questions until the lease answers them.

Order the environmental work early. Manufacturing, auto service, fleet and truck terminal uses can carry contamination history. A Phase I Environmental Site Assessment (ASTM E1527-21) is designed to identify recognized environmental conditions, and if it recommends a Phase II, that testing adds time. Confirm what the lease says about environmental responsibility and indemnity, and for how long it lasts after the lease ends.

Price the land, not only the rent. Excess land, low building coverage and outdoor storage capacity can carry value beyond the lease, and the price per square foot in the tables above is the quickest check on whether you are paying for building or for income. In a sale-leaseback, compare the rent per square foot to market, since a seller raising capital may have set rent above what the next tenant would pay.

Check access and labor. Distance to the interstate, to the population the building serves and to the labor pool the tenant needs shape renewal odds. Last-mile buildings near population and regional distribution buildings near highway interchanges are different bets on the same tenant.

For the bond side of the same credits, see investment grade industrial bonds and industrial bonds versus distribution facility NNN real estate, and for opportunities that never reach the public market, off-market industrial and logistics.

1031 Exchange Buyers and Industrial NNN

Industrial price points run from $0.22M to $48.53M across observed listings, so the category can absorb a large exchange balance in one building or be split across several smaller flex and service properties. Building inspections and environmental reports on industrial property can take time, so start that work early in the exchange. Replacement property must be identified within 45 days after the sale of the relinquished property and received by the earlier of 180 days after that sale or the due date, including extensions, of your tax return for that year (Internal Revenue Code Section 1031(a)(3); Treasury Regulation 1.1031(k)-1(b)(2)). This is general information, not tax advice; your qualified intermediary and CPA handle the exchange side. Our role is the property.
