Firestone Complete Auto Care: Operator, Parent and Lease Obligor

Bridgestone Retail Operations, LLC, which Bridgestone Americas lists among its subsidiaries and business units, operates Firestone Complete Auto Care, Tires Plus and Wheel Works stores in the United States (Bridgestone Americas). It is part of Bridgestone Americas, Inc., which is in turn part of Bridgestone Corporation (TSE: 5108), the Japanese parent, whose long-term debt is rated A1 by Moody’s and A by S&P (Bridgestone Corporation investor relations). The entity that signs a particular Firestone lease, and any guarantor, are set by that lease. If Bridgestone Corporation is the named tenant or guarantor, its credit is relevant; otherwise, assess the credit of the entity that actually signed.

Harvey S. Firestone founded The Firestone Tire & Rubber Company in Akron, Ohio in August 1900; Firestone opened its first service centers in the mid-1920s, and the retail stores took the Firestone Complete Auto Care name in 2005 (Bridgestone Americas). Bridgestone acquired Firestone Tire & Rubber Company, then the second-largest U.S. tire maker, in 1988 for US$2.6 billion (Bridgestone corporate history). Bridgestone reported FY2025 revenue of ¥4.43 trillion from continuing operations (consolidated financial statements, February 16, 2026) and had 115,716 consolidated employees as of December 31, 2025 (Bridgestone corporate profile). Bridgestone Americas lists more than 2,200 retail locations nationwide, including over 1,700 Firestone Complete Auto Care locations (Bridgestone Americas website, October 2026). Bridgestone Retail Operations, LLC operates the stores; the tenant and any guarantor named in a specific lease vary, so confirm them in the lease.

Automotive repair and maintenance demand is tied to the vehicles on the road: tires, oil, brakes and alignment need periodic service. Where Bridgestone Corporation itself is the named tenant or guarantor, the lease rests on a parent whose long-term debt carries the ratings shown below. Company ratings for other auto service tenants, such as Goodyear and Valvoline, appear in the comparison table further down; compare them agency by agency, check the rated entity and source on each tenant’s page, and remember that a company’s rating applies to a lease only when that company signs or guarantees it.

Credit Rating & Investment Grade Status

Bridgestone Corporation (parent), long-term debt ratings
S&P: A
Moody’s: A1
These apply to a Firestone lease only if Bridgestone Corporation is the named tenant or guarantor.

Source: S&P Global Ratings A; Moody’s A1. Ratings checked October 8, 2026.

The ratings above belong to Bridgestone Corporation and describe its long-term debt. Use them for a Firestone NNN lease only if Bridgestone Corporation is the named tenant or has signed an enforceable guarantee of that lease. If another entity signs, such as Bridgestone Retail Operations, LLC or Bridgestone Americas, Inc., use that entity’s own verified credit; a subsidiary does not take on its parent’s rating through ownership alone. On the agencies’ scales, investment grade means BBB- (S&P) or Baa3 (Moody’s) and above; see how other tenants compare in our investment-grade credit ratings table.

The critical underwriting question is which entity your lease names as tenant, whether any guarantee is attached and, if so, which entity gave it. Confirm this during due diligence by requesting the full lease, any guarantee documents and estoppel certificates. Guarantee structures can differ from lease to lease, depending on when a lease was executed and which entity signed it.

Firestone NNN Lease Structure and Investment Economics

Initial terms, renewal options and rent escalations vary across Firestone Complete Auto Care leases; confirm them in the lease. Under a triple net lease the tenant pays property taxes, insurance and maintenance, but any remaining landlord obligations, such as roof and structure, also vary by lease. Whether a lease carries a Bridgestone parent guarantee varies too, so confirm the guarantor in each lease.

For Firestone NNN acquisition loans, a verified guarantee from Bridgestone Corporation may help financing. Approval, loan amount and pricing depend on the lender, the property, the borrower and the remaining lease term, so get current quotes before committing.

Building size, lot size and bay count vary by site; confirm them for each property. If the tenant leaves, reuse is a site-specific question. Before relying on re-tenanting, assess the zoning, the environmental condition of the site, the bay layout, the cost to convert the building and local demand from replacement users. A building that suits another auto service operator does not by itself show that such a tenant is available or that the property will hold its value.

Active listings InvestmentGrade.com tracks with an asking cap rate (stated in the listing, or computed from its stated income and price when no rate is stated), listings last observed October 12, 2026. Asking cap rates are not closed-sale cap rates. The middle half is the range from the 25th to the 75th percentile of listings. The 10-year Treasury yield is 5.24% as of October 1, 2026 (FRED series DGS10). Ratings are the agency ratings in our ratings database for the entity shown, which may be a parent company; the rating type (for example issuer, senior unsecured debt, long-term debt or revenue bond ratings) varies by company and is shown on each tenant page. A rating applies to a lease only if the rated entity signs or guarantees it, so confirm the tenant and any guarantor in the lease. n/a means no verified rating is on file.

Compare the verified tenant credit and asking cap rates in the table, accounting for each lease’s guarantor and ownership interest. Each row pools the listings we track for that tenant, which can mix fee simple and ground lease interests, different lease types and different tenant or guarantor entities, so a gap between rows is not a like-for-like measure of credit. Asking cap rates are not closed-sale cap rates. For background on rating tiers, see our investment grade guide.

Real Estate Footprint & Site Characteristics

Bridgestone Americas lists more than 2,200 retail locations nationwide, including over 1,700 Firestone Complete Auto Care locations (Bridgestone Americas website, October 2026). Site characteristics vary, so check them for each property: road frontage and traffic counts, visibility, access for customer vehicles, and nearby retail.

Cap rates may differ with location and liquidity, among other factors such as lease term, rent and guarantor. As an illustration only, one buyer focused on stable income might set criteria such as a suburban site in a large metro area with a long remaining lease term, while another seeking upside might accept a shorter remaining term in a strong market, where a renewal could be renegotiated.

Bridgestone Retail Operations: Strategy and EV Positioning

Ask during due diligence about any planned facility upgrades, added service bays or electric vehicle service capability at the specific location.

Improvements a tenant makes at a location may indicate investment in the site, but they do not establish that the tenant will renew. How electric vehicles affect service demand at a particular store is a long-term question; tires need replacing on vehicles of any powertrain, but rely on the store’s lease term and service mix rather than on a forecast.

From a capital markets perspective, Bridgestone Corporation has issued yen-denominated unsecured straight bonds, including two series on April 30, 2025, and its long-term debt carries the investment-grade ratings shown above (Bridgestone IR, Corporate Bonds & Ratings; bond list as of April 30, 2025). Where Bridgestone Corporation itself guarantees a Firestone lease, the guarantee is an obligation of the same company that issued those bonds; the bond ratings describe that company’s long-term debt, not the terms of a particular lease guarantee.

Investment Strengths & Risks

Strengths Risks
  • Bridgestone Corporation, the parent, has A/A1 long-term debt ratings; relevant to a lease only where it is the named tenant or guarantor
  • Over 1,700 Firestone Complete Auto Care locations; Bridgestone Retail Operations describes its network as company-owned (Bridgestone Americas)
  • Need-based auto service demand
  • A guarantee from Bridgestone Corporation, where it signs one, may support financing
  • Auto service sites can raise environmental and equipment questions; confirm the site condition
  • Site quality varies; check traffic counts and access for each property
  • Rent escalations vary; confirm step-up schedule in specific lease
  • Reuse depends on bay layout, zoning, environmental condition and conversion cost
  • The parent is a Japanese company; consider currency and jurisdiction when relying on a parent guarantee

Frequently Asked Questions: Firestone NNN Investments

Is Firestone investment grade for NNN investing?

It depends on the lease. Bridgestone Corporation (TSE: 5108), the Japanese parent, has long-term debt ratings of A from S&P and A1 from Moody’s. Those ratings apply to a Firestone lease only if Bridgestone Corporation is the named tenant or has signed a guarantee of that lease.

For background, Bridgestone Retail Operations, LLC operates Firestone Complete Auto Care stores and is part of Bridgestone Americas, Inc., which is part of Bridgestone Corporation. A parent’s rating does not carry over to a subsidiary’s lease through ownership alone, so identify the tenant and any guarantor named in your lease and assess that entity’s credit.

What cap rate should I expect on a Firestone NNN property?

Current median asking cap rates for Firestone and comparable tenants are shown in the live table on this page. Pricing for a specific property depends on the remaining lease term, rent level, location and lease guarantor, and asking cap rates are not closed-sale cap rates.

Who is the tenant and any guarantor on a Firestone NNN lease?

It varies by lease. Bridgestone Retail Operations, LLC operates Firestone Complete Auto Care stores, but the entity named as tenant, and whether any guarantor is named, depend on the specific lease. During due diligence, identify the tenant and any guarantor in the lease and guarantee documents, and request estoppel certificates from the tenant and any guarantor.

Can I get financing on a Firestone NNN property?

Financing may be available. A verified guarantee from Bridgestone Corporation, whose long-term debt is rated A/A1, can help, but approval, loan amount and pricing depend on the lender, the property, the borrower and the remaining lease term. Get current quotes before committing.

Is Firestone a good 1031 exchange replacement property?

It can be, depending on the lease. If Bridgestone Corporation is the named tenant or guarantor, the lease is backed by a parent whose long-term debt is rated investment grade; otherwise, assess the entity that signed. Fit for an exchange also depends on the remaining lease term, rent, location, price and your identification and closing deadlines. Live asking cap rates for Firestone listings we track appear in the table on this page; those listings can mix fee simple and ground lease interests and different lease types, and asking cap rates are not closed-sale cap rates. Confirm exchange rules with your qualified intermediary and tax adviser.

Depreciation and Cost Segregation
When the buyer owns the building, a cost segregation study may reclassify part of the purchase price, such as site improvements and some building systems and equipment, into 5-, 7- or 15-year property. The reclassified amounts come out of the building’s depreciable basis; they are not a second deduction for the same cost. Reclassified components that are qualified property may be eligible for 100% bonus depreciation if they were both acquired and placed in service after January 19, 2025, subject to the eligibility rules, including the rule that property is not treated as acquired after the date a written binding contract for it was entered into, and to the election out (Internal Revenue Code section 168(k), as amended by Public Law 119-21; IRS Notice 2026-11). How much qualifies varies widely by property and must be supported by an engineering-based study. For a land-only interest with no owned depreciable improvements, land cannot be depreciated (Treasury Regulation section 1.167(a)-2). Exclude any equipment owned by the tenant, which is not the landlord’s to depreciate, and verify what the landlord owns at this property.

On a sale: depreciation, including bonus depreciation, can be recaptured on a taxable sale, and some recapture can still apply when the sale is part of a section 1031 exchange (see IRS Publication 544). This is general information, not tax advice; consult a tax professional.
Technical note: section 1245 property, such as equipment, and section 1250 property, such as buildings, are treated differently on a sale (Internal Revenue Code sections 1245 and 1250). In a like-kind exchange, section 1245(b)(4) limits the section 1245 gain taken into account to the gain recognized plus the fair market value of property acquired that is not section 1245 property and is not already taken into account, and the general limits of section 1245(a) still apply.
